The secluded Highland Park estate at 3756 Armstrong Avenue was auctioned for $4.95 million. The house was built in 1954 and designed by O'Neil Ford, known as the grandfather of Texas Modernism and widely recognized as one of Texas' most celebrated 20th-century architects.
"This excellent location provides the perfect central point to tap into all that the Metroplex has to offer," said Nate Schar, Director of the Luxury Real Estate division for Heritage Auctions. "Of all the coast to coast luxury properties we've represented, this Highland Park estate was one of the most significant auctions we've held. With an auction, the entire closing process will be complete in just 30 days. Both the buyer and the seller are thrilled."
Before consigning the property to Heritage for auction, the property sat on the market for two years without interest. Heritage Auctions launched a full-scale marketing campaign this summer that reached far beyond Dallas, and in only 60 days it generated 12,895 website hits, more than 200 site showings and more than 2,758 video views, and millions of impressions. It resulted in attracting 12 qualified bidders who each placed $100,000 on deposit to secure an auction paddle. The name of the winning bidder was not disclosed but was represented at the auction by Allie Beth Allman, of Allie Beth Allman & Associates.
"We really enjoyed working with Heritage and think that they were very professional and respectful of us and of the house," said a member of the family selling the estate, on behalf of all of the consignors. "They kept us informed every step of the way and were extremely responsive. Whenever one of us had a question, it was immediately answered. They were careful to check with us and to verify all details. One of my sisters said, 'They treated the house like a piece of art' and I think that was very true. We were very pleased with the people we worked with at Heritage and with the service they gave us."
Built for privacy in an urban hub with a number of trees and mature landscaping surrounding the property, the property was prized for its exceptional placement on an oversized corner lot. With access to Dallas' top-rated schools, upscale shopping, dining, cultural events and natural beauty nearby at Highland Park Village, the Uptown area or Downtown Dallas, each of which is just minutes away.
